Dryer Vent Cleaning

Please be advised that National Air Technologies will be on site to clean the dryer vents from the inside and from the outside on the following Schedule:
SOLO
Wednesday, October 21st – INSIDES
Starting 4:00 p.m.
Thursday, October 22nd to
Monday, October 26th – OUTSIDES
From 9:00 a.m. to 4:00 p.m.
DUO
Thursday, October 8th – INSIDES
Starting 4:00 p.m.
Friday, October 9th – OUTSIDES
From 9:00 a.m. to 9:00 p.m.
TREO
Wednesday, October 7th – INSIDES
Starting 4:00 p.m.
Thursday, October 8th – - OUTSIDES
From 9:00 a.m. to 4:00 p.m.
The contractors will start on the top floor (inside) and work down. Access to your suite is necessary. Please stay home to provide access during the above-noted period. If you cannot be home, please leave a key with a neighbour.
Please clean items away from your dryer for easy access. Thank you for your cooperation.
Parking Abuse

There has been alot of parking abuse in the 20 minute zone in front of Solo lately. At the time of this writing 2 vehicles have been there about 36 hours; so now we’ve had no choice but to issue them warnings.
Owners and residents, please be advised that we will need to enforce the area in front of our buildings; please assist your guest in using the designated guest parking areas. We are tolerant and flexible but can’t have the continued abuse in this “Drop Off” zone.

Dishwasher – Washing Machine Soap

Please Be Careful With The Amount of Soap You Use:
Several units are experiencing soap back-up (bubbles) in their sinks and toilets which is due to residents using too much soap in their dishwashers/washing machines. The water in Vancouver is soft and residents are required to cut the amount of soap required (as per the directions) in half.
The soaps are extremely concentrated. More soap does not make cleaner clothes or dishes, but will lead to blocked drain pipes which will lead to water back ups in all units above, below and around.
Important Notice Please Read:
A reminder to residents, that your water damage deductible is $10,000 so water damages will become extremely costly to all owners at Solo, Duo, Treo. This deductible could be charged back to the current owner’s unit should they be deemed responsible for an insured loss.

Exterior Maintainance Envelope Review

Executive Summary:
The complex, which is made up of the Solo, Duo and Treo buildings, is approximately 10 years old. The Solo building is non-combustible cast-in-place concrete construction while the Duo and Treo are both combustible wood frame structures. All three buildings share a common 3-level underground parkade, with 2 access ramps. The claddings of the
three buildings are made up of a combination of brick, stucco, and metal panels. The Solo building also incorporates Exterior Insulated Finish System (EIFS) panels. All cladding assemblies, other than the EIFS, utilize rainscreen technology, although the detailing of these assemblies varies somewhat from loday’s Best Practices.
In summary, the condition of the Solo, Duo and Treo buildings and underlying parkade is generally good. There is however aggressive maintenance required at the balconies of the Duo, and Treo buildings, to ensure the longevity of the balcony structures, along with minor maintenance issues, which have been identified within the body of this report. - deck membrane and window cleaning remaining - South Elevation: Expected to commence the week of September 7th but occupants willreceive notices regarding specific start date.
