The meeting was called to order at 7:00 p.m.

It was moved, seconded and carried to adopt the minutes of the November 23, 2009 council
meeting, as circulated.
HRTC-Home Renovation Tax Credit

HOMEOWNER RENOVATION TAX CREDIT (HRTC)
• This bulletin is directed to those strata lot owners who principally reside in their strata
lots. It does NOT apply to non-resident owners. The federal government’s tax credit
program (HRTC) is only for resident owners.
• The H RTC is for your 2009 tax return, which has to be filed with the Canada Revenue
Agency (CRA) by the end of April 2010.
• The HRTC does NOT apply to:
(a) Your regular strata fees paid in 2009/2010 (from January 27,2009 to January
31,2010)
(b) Projects funded by special levy or the strata corporation’s Contingency Reserve
Fund, or other similar fund if that project was initiated prior to January 27,
2009.
(c) Projects funded by special levy or the strata corporation’s Contingency Reserve
Fund or other similar fund if the project was initiated between January 27, 2009
and February 1, 2010 for the uncompleted portion of the work after February
1, 2010. Only that portion of the new work completed between January 27,
2009 and February 1, 2010 is eligible.
• The total cost of an eligible project (new work completed) must be divided by all the
owners of your strata corporation, using the usual unit entitlement formula.
• The HRTC applies to eligible expenses of more than $1,000, but not more than
$10,000, resulting in a maximum non-refundable tax credit of $1,350.
• VCS will not be able to provide you with the required HRTC information until the end
of February. If you plan on submitting your 2009 tax return to the CRA early (i.e. not
at the end of April) VCS will NOT be able to provide you with information prior to the
end of February.
• Once VCS has the documentation ready, at the end of February, it will be distributed
to you.

ENTIRE SOLO BUILDING WATER SHUT DOWN
Thursday, February 4th 9:00 am – 5:00 pm
Please be advised that Milani Plumbing will be conducting repairs
in unit 402 on Feb 4th. and will need to shut off water in the Solo Building from:
9:00 am to 5:00 pm

Certificate of Substantial Completion

Thank you residents for your support, patience and cooperation throughout our Exterior Maintenance Project. This was a huge success. We finished the project 2.5 years early and at a savings of $600,000 from the original quote. The council would like to thank Bunny Porteous and VCS for helping negotiate and oversee this project. This is just another example of our proactivity in protecting our mutual investment.
Spratt Emanuel Engineering Ltd. (SEE) has now deemed the above-mentioned project as being “Substantially Complete” as of 20 October 2009. Attached is the Notice of Certificate of Substantial Completion.

Annual Fire Safety Testing

ANNUAL FIRE EQUIPMENT TESTING
Levitt Safety will be on site to inspect and test the fire safety equipment January 25th to 27th according to the following schedule:
Common Areas:
January 25th & 26th – 11 :00 am – 4:00 pm
January 27th 8:30 a.m. – 4:30 p.m.
IN-SUITES
January 25th & 26th -4:00 pm -7:00 pm.
Solo January 25th
4:00 p.m. until 7:00 p.m.
Please ensure that access to your suite is made available
Duo & Treo January 26th
4:00 pm until 7:00 pm
Please ensure that access to your suite is made available
During the test, fire alarm bells may ring intermittently.. All insuite fire safety devices must be tested in accordance with the local fire code. If you are unable to be home, please leave a key with a neighbour. Units not available for the required testing will be charged for the cost of the second visit.
Remote Fob Key Stopped Working?

Here’s a tip from Marc:
Has your remote for the underground gates stopped working?
It is probably a dead battery in the remote. Simply take a small knife and pry the remote open to change the battery. They take 2032 batteries. Note that the 202d is the same size but from first hand experience does not work. Stick with the 2032 and you should be fine and have no need to order a new one.
