REPIPING PROJECT – INFORMATION MEETING

MONDAY, JANUARY 16,2012
7:00p.m. to 9:00p.m.
Brighter Mechanical will be hosting an Information Meeting (Wine & Cheese) on Monday, January 16th from 7:00pm to 9:00pm for the owners of the Treo building. The repiping project will begin in the Treo Building.
A detailed presentation on the process, unit schedule, timeframes, how the project will affect the residents, what is required by the residents prior to Brighter entering each unit will be discussed, along with a question period for residents. It is highly recommended you attend. If you are a non-resident owner please ensure your tenant attends.
An information meeting (Wine & Cheese) will be held for Solo and Duo owners in midFebruary. Residents of Solo & Duo are welcome to attend on January 16, HOWEVER there will be No schedule available for the repiping work in Solo Duo.
Re-Piping What To Expect

Each unit is about a 15 – 17 day process, which includes repiping and drywall repairs, some days may take a day; other days may be an hour for drywall repairs etc. ( one coat at a time) There will always be water in the unit at the end of the day.
There will be a 2 week notice, no one needs to move out.

We’ve been receiving some excellent questions so let me address the most common ones here:
First of all, the notice we all received about key collection is a bit misleading as it could have us believe that work will begin as soon as the keys are collected. I can assure you that’s not the case. We’re asking for keys now so that we can mitigate glitches and delays in January. As you can imagine, coordinating residents from 176 units will be a big enough challenge in itself, so we’re starting now. We know that there will be some non resident owners and others that we will need to “Chase Down” to get their keys. By begining the collect process now, we will have time to identify and track down the less than cooperative owners before work begins.
With respect to the information meeting, yes that that will happen in January but there can be no meaningful info meeting without a schedule and the schedule has not yet been produced. Thus far Brighter, has done an initial inspection so as to have enough information to quote, but they don’t have enough information to put forth a schedule. When we say “Work Begins” that includes the initial set up and assessment. In January, Brighter Mechanical will be onsite to establish their site office (Likely in Duo Guest Parking) and then they will perform a full site survey to assess the buildings / units so as to determine the full and actual scope of work. Once that has been completed the schedule will be produced and the info meeting will be held to get us all on the same page.
While we don’t have a schedule yet here’s what we anticipate: Each unit should be approximately a day’s job. No one should be displaced as a result of the work. Of course if we don’t have access to the units that will cause delays, which is why we’re beginning to collect keys now. We want to mitigate any chance of delay. Here’s what else we expect. Solo and Duo were re-carpeted 3 years ago and this year is Treo’s turn, so we have put in a request to Brighter that when scheduling the work, to begin with Treo so that it will be the first to complete and then we can do the carpet job over there.
Further updates will follow but we won’t have anything more concrete until after the Christmas Season.
Repiping Project – Your Keys – Important!

Notice To Residents
Brighter Mechanical is scheduled to begin the Re-piping Project in January 2011 . An information meeting will be scheduled the beginning of January to provide a detailed presentation on the Re-Piping process, time frame, hours it will affect the residents, what is required prior to Brighter Mechanical entering each unit, and answer residents questions.
Residents are required to provide unit keys for the duration of the project. The project assistant will be in Club Solo on Saturday, December 10 between 1 0:00 a.m. – 12:00 p.m. and Monday, December 12 between 7:00 p.m. – 8:30 p.m. to collect the keys. It is extremely important to obtain all suite keys for access to complete the work in your unit and in case of emergencies (quick access could be a cost savings to residents who may incur water damages). Keys will be stored in a high security lock box which will only be accessed by Brighter Mechanical, the building manager and the project assistant.
If access is unavailable during the scheduled work dates residents will be charged $100 an hour plus the cost of a locksmith. Work in units cannot be delayed or dates changed. The plumbing is all interconnected vertically and the contractors will be working simultaneously in many vertical stacked suites at one given time.

RE-PIPING PROJECT – IMPORTANT
The Contract for the Re-Piping Project has now been awarded to Brighter Mechanical and we are now in their schedule.
The re-piping project is scheduled to begin in January 2012. Brighter Mechanical will be holding a wine and cheese information meeting in November or December to answer owner’s questions and concerns and provide the schedule for the riser replacement in owners’ units, how the units will be affected, owners’ responsibilities and clearance from the affected walls, protecting floors, walls, etc. and the finishing of the affected wall areas.
Owners will be notified seven days in advance before the contractors enter their units and at that time a pre-inspection of the unit will be completed. A post inspection upon completion of the drywall repairs will be completed. Brighter will display plumbing fixtures for owners who would like to upgrade. The fixtures will be installed by Brighter but the cost of the fixtures will be the responsibility of the owners.
Owners will be required to provide suite keys to the building manager. It is extremely important to obtain all suite keys for access to complete the work and in case of emergencies (quick access could be a cost savings to residents who may incur water damages). PROJECT ASSISTANT: RE-PIPING PROJECT
The council is seeking a project assistant to be the liaison between the selected mechanical contractors, Vancouver Condominium Services and the owners. The project assistant will be responsible to perform pre and post unit inspections, collecting and handling of and collecting owners’ keys (to be secured in a lock box), communication via e-mail with non-resident owners. This is a paid position and the assistant will be provided with an e-mail address and cell phone during the project.
